Permits & Legislation

Building permit not required?

The most common question we hear from clients: "Is a building permit required to place a floating house at the shore?"

In Latvian legislation, floating houses are usually classified as **floating structures** or **vessels**. This opens up unique advantages:

  • Bypass coastal protection zone restrictions: You can place a floating house in locations where traditional building is strictly prohibited by law.
  • No classic building permit: No long building board approval process required, unlike for a stationary house.
  • Registration & safety: Houses are registered in the Ship Registry of the Maritime Administration of Latvia.

Frequently Asked Questions

FAQ

Answers to engineering, legal, and practical questions about floating houses.

Does a floating house sway in wind or waves?

Practically no. Thanks to the engineering layout of the pontoon system, high dead weight, and low center of gravity, swaying on water is barely noticeable even in strong winds.

What happens in winter when the water body freezes?

Our HDPE pontoons are specially designed for freezing loads. In winter, as the ice expands, the trapezoidal shape of the pontoons naturally pushes them upwards, putting no pressure on the wooden support frame.

How are utility connections and sewage handled?

We offer three solutions: connection to shore utility grids (water, electricity, sewage), an autonomous tank system with regular pump-out, or a fully autonomous (off-grid) solution with biological wastewater treatment plants and solar panels.

How long is the floating house building process?

The total manufacturing time under controlled conditions in the factory is 3 months from signing the contract and receiving the first deposit. Installation on water and connecting utilities takes an additional 2-5 days.

Can the floating house be moved to another location?

Yes, the floating house is relocatable. The pontoon system can be disconnected from the anchoring system and transported to a new location. Relocation requires specialized equipment and prior preparation.

How is the floating house anchored?

Anchoring is done using integrated anchor loops in the pontoons, connected to ground anchors, concrete blocks, or piles. The specific method depends on the water depth and bottom composition.

Can the floating house be used year-round?

Yes, floating houses are designed for operation 365 days a year. A+ class energy efficiency, high-quality insulation, and an effective heating system ensure comfort even during winter months.

What are the finishing and furnishing options?

We offer a fully individual approach – from material selection to furnishing. Various finishing classes are available: from economical to premium. Kitchens, bathrooms, fireplaces, and furniture are chosen in collaboration with the client.

What financing or leasing options are available?

We offer several payment solutions – in cooperation with partner banks, leasing or installment payments spread across construction stages are available.

Do I need insurance for a floating house?

Insurance is recommended and often required for leasing. We help clients find the most suitable insurance solution covering both the structure and civil liability.
